Canmore Real Estate Newsletter November 2018

Our Food Drive is December 6th, Can You Help?

A great time of year to be in Canmore! With snow starting to fall, ski hills opening and the opening of the 2km frozen thunder loop at the Nordic Centre, the Bow Valley is gearing up for a great winter! Sales to date for 2018 are up by 3% of the three year average from 2015 however down by 8% from 2017. Some of this decrease can be attributed to more new construction selling in town as we have seen many new developments throughout Canmore and especially in Three Sisters and Spring Creek.

Our active listing supply in 2018 has been very consistent between 2017 and this year so if that continues we will see our listing dip to between 125 and 150 at the start of 2019. This is still incredibly low as our 10 year average was 246 active listing on January 1st and the 5 year average was 172.

Our market still has a large supply of buyers waiting for the right home to buy and hence this market looks like it can continue into the foreseeable future, but with the oil prices and general Alberta economy we are still seeing buyers not willing to overspend.
