This area high above the valley floor on the North side of the Valley is home to large single family homes and townhomes built from the 1990's to present day, many with sweeping southern mountain views. The area is comprised of two main roads that lead in and out surrounded by natural reserve space with mountain bike and walking trails all nearby. Its close proximity to the amenities of neighbouring Cougar Creek and Eagle Terrace make it desirable to full-time residents and holiday homeowners as well

Bow Valley Trail

The Bow Valley Trail area spans from the Eastern to Western edges of Town and is home to most of Canmore’s Visitor Accommodation properties. Many of these Visitor Accommodation complexes offer on-site amenities such as heated pools, hot tubs, fitness rooms, restaurants, etc., in addition to access to Downtown being within an easy walk. Some complexes in this area are designed specifically for full-time living and may offer an opportunity for those looking for an entry-level property who may work in Town and appreciate the location close to amenities and transit. 

Canyon Ridge

Canyon Ridge is located on the North Eastern boundary of Cougar Creek and is comprised of large single family homes and duplexes, many of which are zoned to have a legal suite. Many of the homes here border the creek itself or back onto the hillside below Grotto Mountain offering immediate access to the biking and hiking trails just outside the door. Many local residents call this small neighbourhood home and enjoy the ample sunlight from across the Valley and being close to the amenities of Cougar Creek and Elk Run Boulevard. 

Cougar Creek
With mostly single family homes, a close proximity to Elizabeth Rummel School and an abundance of biking and hiking trails out the back door, Cougar Creek is appealing to families with young children and many local full-time residents. Properties here include single family homes, some apartment-style condos and townhouses that were built between the early 80’s and 2000. As Cougar Creek sits on the North side of the Valley homes here enjoy longer hours of sunlight and fantastic views of the iconic Three Sisters and Ha Ling Peak. 

Eagle Terrace

Another great family neighbourhood located between Silvertip to the West and Cougar Creek to the east high on the North side of the valley. Newer townhomes and large single family homes make up the majority of properties in the area. Mostly built after 2000, homes here will appeal to buyers looking for more modern floor plans coupled with neighbourhood features such as a large playing field, numerous trails and long hours of sunlight to enjoy. The Iron Goat Bar & Grill and the cafes of Cougar Creek allow easy access to amenities without going into Town.

Glacier Drive

The Grotto Mountain Village and Glacier Drive area of Town is home to a large townhouse condominium complex as well as a number of manufactured homes offering great value on a price per sqft basis. Many of these homes offer 2000 sqft of living space with ample bedrooms and yard space making them very appealing to families and an opportunity for those looking to get into the Canmore real estate market. With no shortage of sunlight and iconic mountain views this area also gives close access to playing fields, parks, daycare and local businesses while being just a short drive to the town centre. 

As one of Canmore’s most sought after neighbourhoods, the Homesteads offer the best of being both in walking distance to Town Centre and close to Quarry Lake and the Nordic Centre, two of Canmore’s favourite spots. The neighbourhood features wide streets, private lots and plenty of natural landscaping with large single family homes, duplexes and townhomes throughout the area. With views of Ha Ling Peak overhead, the Three Sisters to the South and the Bow River below this area will appeal to many buyers looking for peaceful full-time, part-time or retirement living in a natural setting.

Hospital Hill

A quiet neighbourhood located to the South of the Bow River and just West of Prospect equally close to downtown as to the Nordic Centre and Quarry Lake. With all types of housing including vacant lots, newer and older single family homes, duplexes and townhomes this area has seen a lot of redevelopment in the last few years and presents an opportunity for many potential buyers. 


Further West than Lions Park lies the Larch area of town. With its mix of manufactured and single family homes, this mature Canmore neighbourhood has some fantastic cul-de-sacs that back on to the town’s trail system, the Canmore Golf & Curling Club and the Bow River. Homes range in age from the late 1970’s to present day.

Lions Park

Located to the West of the downtown core and bordered by the Bow River to the South, Lions Park is a mature, well established neighbourhood where many full-time Canmore residents call home. This area gets its name from the beautiful green space nearby that encompasses a large park, outdoor tennis courts and a large playground. With its quiet residential feel, mountain views and its proximity to the river walking trails, Lions Park is an ideal location for families looking for a home on the valley floor. Properties are primarily single family homes, ranging in age from the early 1960’s to present day.


A great area for first time home buyers this area is home to a relatively new apartment-style condominium complex that offers mortgage and downpayment assistance. The complex is positioned to enjoy mountain views in all direction with an abundance of sunlight, quick access to the highway and to the amenities of Town. Inside the complex there is a fitness centre, function rooms for owners to use, underground parking and outside, a playground and access to the trail system around town.

Peaks of Grassi

Built for first time home buyers back in the late 1990’s, this is another great family neighbourhood consisting of some townhomes and more densely populated single family homes on smaller lots. The zoning here allows many of the homes to have a legal suite offering revenue generating opportunities for long-term tenants. There are lots of children in this area as families seem to love the proximity to Quarry Lake, the Canmore Beach, the off-leash dog park and its trail system.


Located very close to the Bow River, this area has some of the larger homes in Canmore with incredible views of the North side of the valley and the Bow River. With only one road accessing this community the feeling is peaceful and quiet with a distinct connection to nature and the flowing Bow River. The Three Sisters walking path winds its way through the neighbourhood putting you in close walking distance to the Canmore Town Centre. Homes in this area range in age from 1995 to present day.

Quarry Pines

Immediately to the West of Peaks of Grassi lies Quarry Pines, a neighbourhood of single family homes and large half duplexes with that “mountain feel” asthetic. With zoning for a legal suite most properties here can take advantage of some rental income while still enjoying the larger space of the main home. With some incredible views of the north side of the valley and Ha Ling Peak looming overhead, this neighbourhood will definitely appeal to those who enjoy forest out their back door in a quiet natural setting.


The Riverstone area of Canmore on the North side of the Valley is similar to that of the Peaks of Grassi on the South, where single family homes on smaller lots and zoning that allows for legal suites comprise the majority of the neighbourhood. This results in a lower price per square foot and may have an appeal for first time home buyers looking to offset their ownership costs. Elk Run Park and its baseball diamond along with daycare, a dog park, nearby shops and trails make this area a great place for Canmore families. 


Further to the west of Quarry Pines and bordering the Canmore Nordic Centre is the neighbourhood of Rundleview. This area was developed in the 1980’s to late 90’s and is compromised of mostly single family homes and townhomes surrounded by mature green space. Many local residents call this area home and enjoy amazing views of Ha Ling Peak and the Rundle Range along with very close access to the Nordic Centre and walking distance to Town through well-developed trail network. 


Situated on the North side of the valley high above downtown with sweeping views of the mountains all around SiIvertip is synonymous with luxurious mountain living. Many of the homes here are executive-style single family homes in upwards of 3000 sqft, with some duplexes, large townhomes and apartment-style condos also within the community. There are also some lots still available for those wishing to build their mountain dream home from the ground up. With the golf course moments away residents and guests can enjoy a day on the links or the many hiking and biking trails in the area.

South Canmore

Main Street of Canmore is 8th Street and borders South Canmore to the North, with the Bow River to the West, Spring Creek to the East and Milennium Park to the South. This neighbourhood is ideally located close to the downtown core of Canmore, its many shops, restaurants, yoga studios, coffee shops, art galleries, hiking and biking trails. Nearby are Centennial Park and Riverside Park as well as Lawrence Grassi Middle school, The Roundhouse Preschool and Canmore’s newest recreational facility Elevation Place. Properties in this neighbourhood range from town homes and duplexes to small Miner’s homes and newer, state of the art luxurious single family homes. Land in this neighbourhood includes R1 (single family lots), R2 (duplex lots) and R4 (fourplex lots).

Spring Creek Mountain Village

Located between the Bow Valley Trail and Highway 1 this small neighbourhood offers a mix of properties ranging from older single family homes, to duplexes (R2) and some redevelopment opportunities with lots zoned for R4. This area of town is close to the Canmore Hospital, the many shops and restaurants on the Bow Valley Trail, grocery stores, Elevation Place and the new Shops of Canmore. For those with an eye for doing some work or building this are represents great opportunity. 

Town Centre
If being close to the action of Main Street is of interest than the area of Town Centre and Railway Avenue is where you want to be. With the shortest walking distance to the hub of Town, this area is made up of primarily apartment style condos many of which are built above ground level retail shops and have underground parking with dedicated stalls for your convenience. Some single family homes also line Railway Avenue in close proximity to the High School and grocery stores. Popular with full time residents and weekenders this area offers mountain views in all directions and is great place to live if being able to walk everywhere is a priority.

Three Sisters Resort

By far the largest area of town stretching from the exclusive gated community of Cairns Landing along the Parkway to the Eastern border of the Stewart Creek Golf Course, this area boasts apartment style condos, town homes and single family homes. Most zoning is residential with some areas allowing for single family homes to have a legal suite. Travel in the area is made easy with the Town Trail nearby giving access to the Catholic and Francophone Schools, as well as the Frisbee Disc Golf Course and the shops and Café at Dyrgas Gate. With enough land to develop for several years to come this area is expected to see the most growth and development in Canmore.
