Canmore Real Estate Newsletter October 2019

Fall has Arrived and it is Glorious!

The Canmore Real Estate market continues to stay strong as we move into the 4th quarter. The sales in the first three quarters were 12% higher than in the same period last year, with an average to above average fourth quarter! We may see the largest number of sales ever in Canmore over a one-year period in 2019!

Our listing inventory was quite stable from 2013 through 2016 and then we saw it drop by 29.5% for 2017 and 2018. The listing inventory has grown through 2019 by 23% which is still less than the 2013 through 2016 period. We are sitting in a balanced market, overall. Please contact me to discuss the specific market segments you have questions about, as some are in a seller’s market, some in a buyer’s market, while some segments are balanced.

For the 3rd quarter in 2019 we did see more sales than the 3rd quarter in 2018 in all segments except Townhomes which was just one less. Average sale prices and median sales prices fluctuated with lower average prices in Apartments, Townhomes and Hotel Condos, but saw increases in Single Family homes and Duplexes over the second quarter. These numbers are still challenging to read too much into with our smaller sample size.

At Royal LePage Rocky Mountain Realty we are proud to once again be a part of the Christmas Spirit campaign and doing our 28th Annual Royal LePage Food Bank Drive. Stay tuned for the November newsletter for more details and dates and please give us a call if you can help out that night or with a donation of non-perishable food, or a monetary donation.
